Legionella Risk Management

To reduce the risk of legionella, focus on maintaining water temperatures, preventing stagnation, and regular cleaning and disinfection of water systems, particularly hot water storage tanks and outlets.

Here's a more detailed breakdown of how to reduce the risk of legionella:

1. Temperature Control:

• Hot Water: Store hot water at a minimum of 60°C (and ensure it circulates to maintain a temperature of at least 50°C (120°F) at the outlets.

• Cold Water: Keep cold water below 20°C  to prevent Legionella growth.

• Thermostatic Mixing Valves (TMVs): Consider installing TMVs to reduce the risk of scalding while ensuring water temperatures remain high enough to inhibit Legionella growth.

2. Preventing Stagnation:

• Regular Flushing:

• Flush infrequently used taps and showerheads at least weekly, and more frequently if they are not in regular use.

• Remove Dead Ends:

• Eliminate dead legs or dead ends in pipework, as stagnant water is a breeding ground for Legionella.

• Shorten Pipe Lengths:

• Keep pipe lengths as short as possible to minimize the potential for water to stagnate.

3. Cleaning and Disinfection:

• Clean and Descale: Regularly clean and descale showerheads, hoses, and taps to remove mineral buildup and potential bacterial growth.

• Clean Water Storage Tanks: Periodically clean and disinfect cold water storage tanks.

• Disinfect Systems: Consider disinfecting water systems after repairs or modifications to kill any potential Legionella bacteria.

4. Other Important Measures:

• Water Quality - Ensure the water supply is clean and free from debris or rust.

• Maintenance - Regularly inspect and maintain water systems, including hot water cylinders, to identify and address any potential problems.

• Record Keeping - Maintain records of water temperature, cleaning, and maintenance activities.

• Competent Person - Appoint a competent person to manage legionella control and ensure staff are trained on relevant procedures.

• Risk Assessment - Conduct a legionella risk assessment to identify potential sources of risk and implement appropriate control measures.

• Follow Manufacturer's Recommendations - Adhere to manufacturer's recommendations for cleaning, disinfection, and maintenance of water systems and equipment.

• Consult Experts: If you have concerns or require specialsed knowledge, please do not hesitate to contact us

• Tenants/Residents - Advise tenants or residents of the importance of regular flushing and cleaning of water outlets.
